Selling In Park City
What sellers should know:
The vast majority of U.S. real estate transactions begin as advertised listings, held by real estate brokerage firms. Sellers begin the process by selecting an agent to represent their side of the transaction and agree to a listing price. These listings are then readily promoted by the agent’s brokerage firm, in hopes of attracting interested buyers.
In a survey conducted by the National Association of Realtors, Sellers want help with the following:
  1. Selling the Property within a set time frame.
  2. Finding a Buyer.
  3. Marketing the home to potential Buyers.
  4. Pricing the home competitively.
  5. Help with finding ways to fix up home to sell it for more.
  6. Help with negotiation and dealing with Buyers.
  7. Help with paperwork, inspections, preparing for settlement.
As a Seller’s Agent, you can expect the Park City Homes real estate team to:
  1. Provide information on recently sold properties, market trends and other listed properties.  Present a realistic picture of the current market from a seller perspective.
  2. Evaluate an offer, formulate and evaluate counteroffers.
  3. Obtain best (highest) price/value, best terms for seller.
  4. Prepare a CMA on a property in order to develop a listing price.
  5. Help seller evaluate terms offered by Buyer; help Seller determine if Seller financing is appropriate.
  6. Make full disclosure of material facts and any other legally required disclosures. Minimize expense and trouble for Seller of correcting deficiencies.
  7. Confidentiality is crucial. We will not share information about the Seller’s circumstances, motivation, or lowest price unless authorized by Seller to do so.
  8. Make arrangements with the Seller to show the Property. Counsel the Seller on how to present the Property in the best light.
  9. Assist the Sellers in completing necessary steps to closing. 
 
Seller Tips For 2011
  1. Pricing is critical – your home will not sell if it is priced too high, but if you price too low, you will be leaving money on the table.  It is important to depend on a well informed Realtor.
  2. Marketing is critical.  You want to hire a company that can effectively work to get the “word out”, especially with the current volume of local inventory.
  3. Agent Service/Integrity/Insight produce results: A REALTOR® does a lot of homework back at the office in order to sell your home. The home is listed, ads are placed, telephone inquiries are handled, and appointments for showing are arranged with your convenience in mind.  A REALTOR® frees you from the time, effort and not-so-obvious details involved in the sale of your home. With so many resources available, a REALTOR® may be able to help you come out with the same amount of dollars or more than you could command by selling it yourself. 
  4. A REALTOR® knows how to merchandise your home. Objectivity in responding to buyer objections and in presenting offers and counter-offers is maintained until an agreement is reached.
