Park City Buyer Tips for 2011
  1. Convenience and Quaility – Park City is one of the few mountain towns in the world that is so easy to travel to with an international airport only 25 minutes away. Park City Mountain Resort and Deer Valley are consistently ranked among the top ski resorts in the country. There are three ski resorts within minutes and eight more within forty-five minutes' drive. There are many other outstanding resorts within a 5 hour drive of Park City. See this Denver vs. Salt Lake video.
  2. Low interest rates – if you desire financing, rates remain extremely low relative to historic levels.  Most feel that rates will rise soon, so now is the time to buy.
  3. Wide Selection of Property.  Currently, Buyers are able to view a wide array of property across different market segments.
  4. Sellers motivated to negotiate.  For the most part in Park City (unless the property is priced extremely well), Buyers do not have to compete against other Buyers for the same property. There are few multiple offer situations.
  5. Great opportunities on New homes/ New projects.  There is quite a bit of new inventory languishing on the market.  Buyers are in a great position to pick up a brand new property from a developer at a great price.  The developer may also be providing some extras at no charge.  Also, many developers are now pricing at their “bottom” in order to move the inventory.
  6. Sellers are making inspection repairs.  In order to get a deal closed, Buyers have some leverage to get Sellers to make repairs prior to closing.
  7. Volume of Realtors has decreased.  Many part time Realtors did not make it through the current recession.  This has left you with a selection of the best, most resilient real estate professionals.
  8. Updated MLS System.  The Park City Multiple Listing Service was upgraded recently.  Agents are able to provide you valuable and frequent updates on properties that match your criteria.
